Our Business Centre

In its quest for growth and expansion, Lakeside Estates has moved to its second phase. ie. Commercial Property Development. For the past twenty (20) years, its main focus has been providing residential properties for sale. With this second phase, lakeside projects will be the next big commercial avenue in Ghana like Spintex Ave, – exclusively reserved for national and international companies like Japan Motors, IPMC, EBN, Compu-Ghana, e.Tv, Samsung etc. Currently a 1km dual carriage road is being constructed to make Lakeside more commercially viable.

Its Flagship project in the second phase is the Lakeside Business Center, a commercial business and shopping center. Other upcoming commercial properties at Lakeside Estate include an international university, Japan Motors’ first class workshop, cardio hospital, a fitness centre (2.5-acres) and technical academy among others.

Lakeside Business Centre (LBC) is a commercial business and shopping center situated at the heart of Lakeside Estate, to be precise, Community One (1), near Lakeside marina Park, Lakeside Estate, Accra, Ghana. The building is a three-Storey building with a 10 meter Communication Tower. It is structural sound and strong to take up to two more Storey in the future. The ground floor has a net floor area of 525m 2 and the first floor has a net floor area of 477.4m 2 .It also has diverse use including space for Banking, Lakeside full service Head Office, Pharmacy, Doctors office, Supermarket, Insurance Office, etc. The building has forty (40) cars parking and well designed for modern businesses. It has a restaurant which will support the food business of the Centre.Facilities provided including security, water, Common area cleaning, and garbage collection and among others.

The building is design to suite a variety of businesses to pull more traffic to boost the commercial activity at community #1 and Lakeside Estate as a whole. It has ten (10) Office spaces in all and a Banking Hall including private banking.

The banking hall is professionally designed by our architect Richard Abbey to comply with the Bank of Ghana regulations. Some of these features include: reinforced concrete vault, secondary money access, bulk cash space, branch manager officer on ground floor and other offices on the second floor.

More Information

The following rules and regulations are to be observed by user of the Lakeside Business Center (LBC). This is to help standardize the use of the facility not to abuse any use of facility.

PARKING
  1. Please observe the parking and circulation around the building. There is no parking in front of the building since it impedes the view to the down shops. Road parking shall be toll and fine Ghs 50 Cedis.
  2. The parking area is for both the tenants who have business in the building and to the public who transact business here respectively.
  3. There will be reserved customer parking at the entrance for all customers. No haphazard parking within the premise.
  4. Tenants will have reserved parking for 3 customers each with parking numbers designated.
FACILITY USE
  1. No mounting of any signage, antenna, and internet router is allowed to be mounted on the building except on the communication tower.
  2. Tenant may follow same standard of signage mounted on top of office.
  3. Tenant shall not be allowed to operate or display items in front of shop for public display. All products must be displayed inside the shops.
  4. The corridor is for public usage no transaction of business shall be allowed.
  5. Security shall open gate and salute anyone who comes to the Business Center to transact business.
  6. Smoking is not allowed in public areas of LBC. These areas include the Corridors, entrances to lobbies, stair walls and hallways. Smoking in public areas is against the law.
  7. Food should be eaten at the restaurant not in the office.
  8. Inside the tenant’s office, there are no restrictions on colors or signage. But please write for permission.
  9. Security is allowed to inspect any person who may vacate the premises in an unusual movement
  10. Any contractor acting on behalf of a tenant to work on the communication from shall be assisted by security.
  11. Any It specialist who shall be contracted by a tenant to install internet antenna on the towers shall be assisted by the security.
  12. Shall shall consult the Estate officer before any alteration or fitting on the external part of the Building

The Director of Lakeside Estate has created this Maintenance policy on 01 January 2017. This policy will change from time to time without notice.

PARKING

Please respect the security in controlling traffic. Please inform the security for vehicles left overnight – otherwise vehicles may be towed at owner’s expense.

There will be reserved customer parking at the entrance for all customers. The ground tenants will have reserved parking for 3 customers each. Please inform your employees to respect the changes to improve customer experience.

FACILITY USE
  1. For fire security reasons all doors must be closed.
  2. Security will have uniform, ID card (or temporary badge), whistle, and one raincoat.
  3. Senior Security Supervisor (SSS) will patrol and have overall control over security and knowledge about maintenance. Senior Security Supervisor is Abubakari Yakubu.
  4. The Estate Officer (EO) is Isaac Ntiamoah (050) 128-0319 who is the overall responsible for all emergency calls and general coordination of maintenance. Please fill the MRF (Maintenance Request Form) for any maintenance work.
  5. Tenant may pay ₵100.00 charge for installation of Gen Set using Underground cables.
  6. Tenant may need internal security for their own customer handling (LBC will only in emergency)
MAINTENANCE & POLICY
  1. Security personnel’s are trained to use internal communication System (intercom) and how to place outside calls for emergency service.
  2. Security must check doors, close office/hallway lights and report incidences (burnt security light, etc) to supervisor and write in the Daily Occurrence Book.
  3. Security maycheck workers as they leave the premises if they identify an unusual seen.
  4. Request for extra work or maintenance problems must be initiated with Maintenance Request Form (MRF). Lakeside Maintenance Team will handle maintenance issues as instructed by the Estate Officer. There will be preventive maintenance schedule in the future.
  5. Structural changes are not allowed. Architectural changes may be allowed with permission as long as they maintain the building envelope and corporate standards. Written authorization is given by the Estate Officer or the Director of Lakeside Estate Ltd.
  6. Tenants may apply for his own telephone line and get connected from the IT room by a written consent to the EO. The EO is the only person allowed in the Central IT Roomto connect lines to the tenants (please fill MRF) since it is highly restricted Area.
  7. Satellite dishes and radio antenna should be put on the metal tower after authorization is given. They should be mechanically bolted and not welded. A nominal fee of will be charged. Fee of  is charged for commercial applications.
  8. Smoking is allowed in designated areas and private offices only. It is NOT allowed to smoke in public areas of LBC. These areas include the Corridors, entrances to lobbies, stair walls and hallways. Smoking in public areas is against the law.
  9. LBC common areas are cleaned by two professional companies. The exterior area and parking are cleaned and maintained by Sam horticulturing Services. The common areas are cleaned by Donewell Sanitary Ventures. This includes Corridors, stair walls, balconies, hallways and the rooftop.
  10. All external catering service companies must register with LBC and pay a service fee.
  11. The office space is to be used for professional business duties and not sleeping.

CORPORATE IMAGE POLICY
  • Only black lettering is allowed at the Entrance Lobby.
  • Food should be eaten at the restaurant not in the office.
  • Colour and Graphic are allowed at gate B and Door signage.
  • Please see other restrictions.
  • Inside the tenant’s office, there are no restrictions on colours or signage. But please write for permission.
ELECTRICITY POLICY
  • All office has individual electricity meters in the electrical room.
  • Each tenant is responsible for his own consumption.
  • There is a separate meter inside each office specifically for your designated office.
  • Tenants will receive text messages from ECG on how much units left on his meter weekly.
  • Tenant may buy more units when the current unit is less than Ghs50.00.
  • Tenant will be responsible to follow up on his meter if he/she allows units to finish completely.
